An operator, not a listing site

Arram Stay is a property management company. We take apartments and houses that would otherwise sit empty — or earn a flat, unremarkable long-term rent — and operate them as serviced stays. Today that is 25 units across 11 properties in Jakarta, Tangerang and Madiun, and more than 600 completed guest stays.

Every part of it is run by our own team rather than farmed out: the photos, the listing copy, the pricing, the messages a guest sends at eleven at night, the housekeeper who turns the unit around the next morning, and the bookkeeping that tells the owner exactly what the month produced.

Why owners hand us the keys

• One team, end to end. No agency in the middle. The person who answers a guest and the person who reports your revenue work in the same system.
• You see the real numbers. Your owner portal shows the actual bookings and the actual costs, not a tidied-up summary.
• We share the net, not the gross. On full management, our share is taken from profit after costs — so we are paid on what the unit really made.
• Your unit stays yours. Owner nights are written into the contract and blocked like any other stay.

Jakarta, Tangerang, Madiun

Our portfolio is concentrated where short stays actually work: West Jakarta around Central Park, Neo Soho and Taman Anggrek; South Jakarta near Senayan; and Lippo Karawaci in Tangerang. Madiun is our first property in East Java.

Concentration is deliberate. Housekeepers, linen, and a technician who can be at a unit within the hour only exist if the units are close enough together to support them.
