We take over the day-to-day operation of your apartment or house: listing and photography, pricing, guest communication, check-in and check-out, housekeeping between stays, restocking, and coordinating small repairs. You keep the property; we run it as a serviced stay and report what it earned.
Which cities do you operate in?
Jakarta, Tangerang and Madiun. Most of our portfolio sits in West and South Jakarta and in Lippo Karawaci, Tangerang. If your property is elsewhere, ask us — we will tell you honestly whether we can operate there well.
How is my share calculated?
For full management we share the net profit, not the gross booking value. Platform commissions, payment fees, housekeeping and the running costs of the stay come out first, and the split is applied to what is genuinely left. It means you are never charged a percentage of money that never became profit — and it is the part of our model we are most confident about.
What are the service options?
Three: marketing-only (we list and price, you keep operating it), full management on a net-profit share, and a fixed monthly rent where we take the operating risk and you receive the same amount every month. The right one depends on the unit, so we agree it per property rather than publishing one number for everybody.
Who pays for electricity, water and internet?
The owner does — they stay in the owner's name. In practice we usually handle the payments and settle them against your monthly statement, so you are not chasing bills. Consumables used by guests and cleaning supplies are handled on our side.
How do I see what my unit earned?
You get your own owner portal. It shows every booking, the revenue, the costs deducted, and your share for each month — the same figures our finance team works from, not a summary written for you. You sign in through a link we send over WhatsApp, so there is no password to remember.
How and when do I get paid?
Monthly. We close the month, produce your statement in the portal, and settle the balance. If a month's costs exceed its revenue, that is visible in the statement too — we do not hide a bad month inside a good one.
Can I still use my own unit?
Yes. Owner stays are part of the contract — an agreed number of nights per contract year that you can book for yourself. Those nights are blocked as owner use, so they never count against the unit's occupancy or show up as lost revenue.
Do I have to own the property?
No. We also work with people who lease a unit long-term and want it operated as a short stay, as long as the lease permits it. Bring the agreement and we will look at it together.
What condition does my unit need to be in?
Clean, fully furnished, and genuinely ready to sleep in: working AC, a usable kitchen, a proper bed with two sets of linen, towels, and reliable WiFi. If something is missing we will tell you exactly what to add before we list — we would rather delay a launch than open with a unit that earns bad reviews.
Do you handle photos and the listing?
Yes. We photograph the unit, write the listing, and publish it — on Airbnb and the other booking channels we work with, and on arramstay.com, where guests can book you directly without a platform commission.
What if my unit does not get booked?
On the share models we only earn when you earn, so an empty unit costs us too — that is the whole alignment. What we can promise is the work: pricing that moves with demand, and an honest conversation about the unit if the market is telling us something. We do not promise a minimum income on a share model; if you want a guaranteed number, the fixed monthly rent option is the one to ask about.
How long is the agreement?
It is set per property, together with the service model and the split, and written into the contract before anything goes live. Nothing starts on a handshake.
