We build the listing, shoot the photos, set and move the pricing, and keep the calendar full. You keep operating the unit day to day.
Our share comes from the net profit, not the gross booking value. Platform commissions, payment fees, housekeeping and running costs come off first — we are only paid on what the unit genuinely made.
We rent the unit from you for a fixed amount every month and carry the operating risk. Your income does not move with occupancy — and neither does it rise in a strong month.
Most management contracts take a percentage of the gross booking value. It sounds simple until you notice what sits inside "gross": the platform's commission, the payment gateway's cut, the cleaning, the consumables. The owner pays a share on all of it — including money that never became profit.
On full management we do it the other way round. Costs come off first, and the split is applied to the net. In a strong month we earn more; in a weak one we earn less, exactly as you do. It is the arrangement we would want if the apartment were ours.
